There is certainly a sense of anticipation about the property market during Spring. More property coming online means more people turn their attention to the market and keep an eye on things. Whether looking to buy, sell or just out of general curiosity the Spring market always attracts attention.

This year looks no different with the ongoing low interest rate environment maintaining strong levels of buyer confidence across the Inner West. Sydney recorded a decline in the auction clearance rate during August, however, locally we’re still experiencing competition across all price points. One difference we have noted is that around 50% of properties are now selling prior to auction which highlights that sellers are making the conscious decision to move ahead if a premium offer is submitted.

My team and I have continued to post excellent sales throughout Balmain, Rozelle, Lilyfield and we’ve also tapped into parts of the East and North Shore as our client base expands. I’m still seeing a great deal of buyer energy coming from within the local market with around 80% of properties being secured by locals. Buyers from the East and North Shore make up the next majority with a sprinkling of overseas and nationally based buyers.

Our market continues to evolve and I’ve been using various ways to market property recently which includes targeted facebook, linkedin and Instagram campaigns which are working extremely effectively alongside the more conventional promotional tools. Subtle adjustments to our photography style, copy and making the buying experience as easy as possible are all evolving in our business.
