After a refurbished luxury home at 77 Phillip Street, Birchgrove was listed 12 months ago with another agent and failed to sell, Matt Hayson and Rita Lopresti brought their considerable local expertise to the table, achieving an impressive result despite the declining market.

We’d also sold several neighbouring properties in the last 12 months so we had a really solid understanding of the immediate market. At the time of listing, the real estate climate was cooling and many homes weren’t selling so we couldn’t put a foot wrong when it came to this campaign. Strategies we employed in this campaign

“The vendor gave us full control and access to the property, which we had fully styled to pinpoint presentation to the ideal buyer demographic and engage viewers. To encourage a broad range of buyers through the property we deployed an aggressive strategy with a wide-reaching marketing campaign using a range of online tools including a targeted social media push. We also escalated the volume of inspections, showing all key contract holders privately, including Sundays, public holidays and late evenings, to ensure we connected with every buyer and accommodated their requests, leaving no stone unturned. Considerable time was spent walking buyers through key items of the property and the area. Detailed information was also provided that supported the quality of the constriction and the value of the home, which instilled confidence in buyers.

We were thrilled with the level of interest from a discerning buyer pool, issuing seven contracts with four parties making an offer.
