Our connection to 8 Davidson Street began in September 2024, when we sold the original home - a cherished property built, owned and cared for by the same family for 50 years.

 he site was purchased by a longstanding owner-builder client, with whom our CobdenHayson Projects team has now worked across the sale of 16 properties. Having left secure careers to build homes with their own hands, they approach every project with extraordinary care and thoroughness, working alongside local trades, sweating the details, and carrying the many costs involved in creating new homes for the community.

Over the following 21 months, the original residence was transformed into a brand-new, four-bedroom architectural home. Yet the project retained an important connection to what came before. When members of the original family returned during the campaign, they discovered that their late father’s original brickwork had been preserved. The new owners also returned the original street number so the family could keep a tangible piece of the home’s history.

The campaign began off market, where an established relationship with a buyer’s agent allowed us to introduce the property directly to the eventual purchaser. That connection led to a successful sale prior to auction in subdued market conditions.

The result ranked among Balmain’s strongest pre-auction outcomes of the year. Its significance was reinforced by the broader market: between May and July 2026, only two properties sold in the 2041 postcode traded above $4 million.

Behind the result was more than a number on a contract. It was the culmination of 50 years of family history, 21 months of commitment and a longstanding client relationship built across 16 property sales.
