While we agreed to commence the sale with an off-market strategy, we still managed the process as we would with a live-to-market approach i.e. we staged the property, had professional marketing completed and showed the property in ideal weather conditions to really give it its best shot. One-bedroom apartments are often in high demand but the incredible Bridge views and harbourside location made this one a big drawcard.

Strategies we employed in this campaign

“To help the vendor navigate the sale we provided them with a large volume of information on the background of each buyer and outlined why the eventual purchaser was a standout option. Providing the right advice with consideration to market conditions was vitally important given the shifting conditions at the time.

“One challenge that we faced was that the apartment was less than 50sqm in size which can present obstacles for some buyers in terms of securing finance, thereby limiting our buyer pool somewhat. We conducted multiple one-on-one inspections, issued several contracts and negotiated a sale over a 24 hour period, achieving an impressive result. The eventual buyer had been working with us for many months and we understood their specific requirements so we knew they’d be a strong candidate.”
