October's key selling window is here

With schools returning this week, we're entering what is traditionally one of the most important selling periods of the year.

The six weeks from October 17 through to November 21 represent a key window of activity before the market begins to wind down for Christmas and buyer fatigue sets in.

For many buyers, the next few weeks are particularly important. Those looking to purchase who also need to sell their existing property have a narrowing window to complete both transactions before the end of the year. That creates a degree of urgency, even in a market where confidence remains subdued.

Listings are flowing onto the market, providing buyers with more choice, but sales activity remains subdued, and the broader data continues to point towards falling property prices. There is no question conditions are challenging, and the market remains particularly sensitive to price, presentation and perceived value.

For sellers, the most important thing to understand in this cycle is that buyer feedback is the only currency that really matters.

What another property sold for six months ago, or even three months ago, can provide some context, but it doesn't necessarily reflect what buyers are prepared to pay today. It's important to understand your competition on the market, particularly as more properties become available, but ultimately sellers should concentrate on what they can control: presentation, pricing and marketing.

Beyond that, it's about listening carefully to buyers. Not simply what they say, but what they're prepared to do. Are they returning for another inspection? Are they requesting contracts? Are they prepared to negotiate and, most importantly, make an offer?

These are the signals that matter. They provide the clearest indication of where value sits today and, when interpreted correctly, help establish the path towards a successful sale.

It's not necessarily what anyone selling wants to hear, but prices are continuing to ease and there is little at this stage to suggest the current cycle is nearing its conclusion. In fact, there's a reasonable prospect that conditions remain challenging well into next year.

That brings us to an important consideration around timing. We've worked with many sellers over the past six months who wrestled with the decision to sell in a weakening market. Some were understandably reluctant to accept a price below their earlier expectations. Yet, with the benefit of hindsight, many of those decisions now look particularly sound as values have continued to soften.

We suspect we'll be having similar conversations six months from now about those who chose to sell during this spring window. Today's sale price may well look very good with the benefit of time.

Of course, no one can predict precisely where the market will settle, and every property has its own set of circumstances. But waiting for conditions to improve is not without risk, particularly when the evidence continues to point in the opposite direction.

So, as we enter these next six weeks, our focus is clear. We're working hard to connect with active buyers, understand their circumstances and match the right people with the right properties at a price that reflects today's market.

There will be opportunities to secure excellent outcomes, but they'll require realistic expectations, close attention to buyer behaviour and a willingness to act when genuine interest emerges.

The key spring selling window is here. The opportunity is real, but so too are the market conditions we're navigating. Understanding both will be the difference between simply being on the market and successfully selling.
