Starting your Tenancy
Congratulations on securing your new rental property! Starting your tenancy can be both an exciting and stressful time. Let us help ease your worries with some helpful FAQ’s that cover all the important details you need to know before moving in.
When can I collect my keys?
We know you're excited to get started in your new rental property! You can collect your keys from our office from 8:30am on the commencement date of your lease. Our team will be in contact with you to book your key collection once we've received your signed lease, bond payment, and direct debit form. Please note that for legal liability reasons, we cannot release keys prior to your lease start date.
Can I get an extra set of keys?
The number of keys provided to tenants is generally limited to one set per tenant listed on the lease agreement. If additional sets are available, they may be provided at no additional cost. However, it's important to note that some strata buildings have restrictions on the number of access devices that can be provided based on the property's size.
If you require an extra set of keys, you should discuss this with your Property Manager. They can provide information on whether additional keys are available and if there is a cost associated with them.
When will I receive the condition report?
You will receive a digital copy of your ingoing condition report when you collect your keys for the property. The condition report provides a detailed description of the condition of the property at the start of your tenancy, and it's important to review it carefully to ensure that everything is accurately documented.
How much is the bond and how do I pay my bond?
The bond amount is equal to four weeks' rent and is paid directly to the Rental Bond Board. After your tenancy application has been approved and you have paid a holding deposit, you will then receive a link to your bond lodgement, where you can follow the prompts to pay your bond. The Rental Bond Board currently offers BPAY and credit card as methods of bond payment.
How can I pay my rent?
To pay your rent, we offer a convenient direct debit option. Before moving in, we'll provide you with a direct debit form to complete, where you can nominate the bank account you want your rent debited from. Please ensure that the nominated account is a transaction account that allows direct debits. Once your direct debit form is set up, your rent payments will be automatically debited from your account on the due date, making it easy and hassle-free to stay on top of your payments.
Please note, direct debit is the only form rental payment we offer.
When will my rent payments be debited?
Your rental payments will be debited either fortnightly or monthly, depending on the rental payment frequency you have selected. If your rent due date falls on a weekend or public holiday, the rent will be debited on the next business day. Your first rental payment will be debited on the commencement date of your lease, less any deposit you have already paid; if your lease commences on a weekend then it will be debited on the following business day.
