We’re continuing to be the bearers of good news when it comes to successful sales throughout the last few weeks, alleviating any fears that prospective vendors might have when it comes to transacting in the current market. Figures from appear to show that sentiment is improving Australiawide, with national search activity for properties up 4% this week. That’s 38% above this time last year and 56% above the low experienced in mid-March. This shows just how quickly things can turn around in the property market. Consumer engagement with digital tools remains strong, with digital inspection video views up by 138% on early March.

Mia Fredrix and Mel Spencer sold a number of properties this week, including 7/30 Fitzroy Street, Abbotsford, a lovely top-floor apartment with great water views. It was marketed for the first time in almost 50 years, after the current owner bought it off-the-plan. “The vendor was advised by another agent not to sell in the current climate, fearing a lesser price,” said Mia. “Conversely, we recommended that with such low stock levels we’d be able to achieve the result she wanted. We sold within two weeks to a buyer from our database who we’d been working with for over a year.”

The pair also sold 5/366 Great North Road, Abbotsford within a week of advertising, fetching $860,000 which was well above the owners’ expectations. The buyer was found from an online enquiry and instantly fell in love with the apartment, which was all it took to secure the sale. “We’re certainly seeing strong buyer enquiry and most properties are being sold for great prices thanks to this disequilibrium between supply and demand,” according to Mel.

255 Lyons Road, Russell Lea

Chad Egan sold 255 Lyons Road, Russell Lea, a luxurious contemporary four-bedroom home with a pool and kitchen so impressive it featured on My Kitchen Rules. “We had plenty of positive feedback from buyers about our detailed professional video walk-through, which was introduced based on the current climate. It really helped buyers engage with the property and get a good feel for what to expect in person,” said Chad. “There was a genuine positive energy from the buyers that inspected, with 19 groups through within a week and six contract requests. We made the property available to inspect by private appointment whenever needed, with great flexibility from the owners, giving interested parties multiple chances for viewings. By showcasing the property to its full potential across all avenues we were able to capture the right buyer quickly and effectively.”
