Strategies we employed in this campaign
Prior to launching into an auction campaign, we commenced showing a few qualified buyers off-market. This produced some immediate interest with a few buyers who were keen to make offers. Due to our knowledge of the current market, the size of this buyer pool and the lack of supply of this type of property, we realised it was better for our vendor to proceed into a full auction campaign. In doing so saw almost 150 groups inspect the property over 3 weeks and issued 27 contracts. Due to the level of buyer interest with all of these buyers ready to act, we brought the auction date forward and had 8 registered bidders at auction and the property sold for close to $1m over the reserve. This result is the highest residential auction result for a house across the Balmain Peninsula.
