It was Peter Gordon and Scarlett Stinton’s coordination of a range of pre-sale works that saw 86 Bridge Street, Lane Cove fetch an outstanding price at auction despite an environment of declining buyer confidence.
Strategies we employed in this campaign
Peter comments, “To ensure the home lived up to its potential we recommended and managed a number of upgrades, including painting throughout, styling and a pool compliance check. We also had a number of issues to navigate during the referral-based sale of this appealing three-bedroom family home. As this was a divorce sale we had to make sure both vendors were on the same page, which we did through regular zoom meetings, group chats to keep dialogue open and comprehensive vendor reports. Additionally, there were two significant interest rate rises during the campaign and market conditions were changing rapidly, so careful buyer management was really important.
“We had to make sure that we had enough potential purchasers to create some heat at auction, strategically opening our database to bring in out-of-area buyers to drive competition between local buyers. In the end we had five registered bidders and when the property sold under the hammer on 25 June 2022 our out-of-area buyer was the highest bidder and the under-bidder was local.
