Following the sale of a comparable apartment just a few days prior, Ada Mastronardo knew she had likely already met the best and most motivated buyers in the current market when she listed 6/13 Campbell Street, Balmain. As such, she proposed a staged campaign starting with an off-market strategy to test the waters. On 13 July 2022, after just two days on the market and two parties inspecting the one-bedroom apartment with fabulous harbour views, she had found her buyer.

“Given the circumstances, it stood to reason that I had already met our likely purchaser, so I was armed with the knowledge and intel of the best buyers in the market, operating off the back of a directly comparable sale. I worked very closely with the buyers who had registered to bid at our previous listing and had missed out, so I already had really valuable insight into their needs. One challenge that we had to combat was the size of the apartment – at sub-50sqm internally only two banks would lend against it, which I was very upfront about communicating to buyers.
