The background
Debbie Jepson’s sale of a stylishly modernised townhome at 42/3 Barton Road, Artarmon highlights the effectiveness of an off-market campaign in the right circumstances and the value of establishing relationships with potential buyers.
Debbie comments, “The vendor was torn between opting for an off-market sale and taking the home to the open market to see if there was perhaps another buyer out there at a higher level, which would have seen them spend about $6,000 on advertising. They opted to move forward with an off-market campaign and fortunately demand was really positive, mainly thanks to the great renovations and the really engaging marketing photos that enticed people to come and take a look.”
Strategies we employed in this campaign
“After 15 groups had inspected the home and four contracts had been issued, we received an offer that the vendors were happy with. I’d handled the successful sale of 3/1A Robert Street, Artarmon just up the road and had developed a relationship with these particular buyers who’d viewed the property. It was this trust and rapport that gave them the conviction to inspect and make an offer on Barton Road with confidence.”
“After 15 days on market the home was ultimately transacted for $1.2m. This was a solid result given the cooling market conditions and rising interest rates that we were experiencing in February 2023. There was some temporary uncertainty when the buyer’s lawyer took one week to exchange unconditionally, but it all came through in the end with no issues and the vendors were thrilled with the outcome.”
