David comments, “As the property was tenanted at the time of the appraisal, we advised our clients to sell the property vacant and have it professionally styled to ensure it really looked its best. To further enhance the home, we freshened it up with a coat of paint and had the floorboards redone. Given that it was a generous space with lots of light, it came together beautifully.

“To ensure the marketing campaign reached the appropriate audience, we added letterbox drops to the marketing mix and engaged in active enquiries with potential buyers known to us. We also stayed ahead of the sale by organising a strata report and identifying strata issues so as to be upfront and not deter potential buyers. For example, there was a special levy being raised during the campaign and we were completely transparent about this.

“As expected with a property of this calibre and individuality, there was particularly strong interest, with 175 parties inspecting the apartment and a colossal 67 contracts issued. Despite the declining market, the property ultimately sold at auction on 15th October 2022 for a strong price that our vendors were happy with. Key to the success of the sale was an intimate understanding of exactly what it was that the eventual buyer was after and whether the apartment would be a good fit for them – it was!”
