Maintained close and consistent communication with the vendors throughout the campaign, providing regular updates on buyer feedback, enquiry levels and the progress of negotiations.
The successful buyers first inspected the property on Saturday and showed genuine interest following their initial inspection.
I followed up with the buyers that same afternoon, identifying their level of interest and arranging a second inspection later that day.
The second inspection was important in moving the buyers from initial interest to a more serious consideration of the property and allowed me to address any questions or concerns while they were still highly engaged.
Following the second inspection, I issued the contract on Sunday, ensuring the buyers had immediate access to the legal documentation required to progress their due diligence.
Throughout the following week, I maintained regular and proactive communication with the buyers, working around their busy schedules and ensuring the transaction continued to move forward without losing momentum.
I remained closely involved throughout the process, answering questions, facilitating communication and continually testing the buyers' level of commitment.
At the same time, another buyer's agent was involved in the background and their interest ultimately helped create an additional level of competition and urgency.
While that buyer's agent was not progressing in a straightforward manner, their involvement was useful in demonstrating to the successful buyers that there was genuine competition for the property and that the opportunity may not remain available indefinitely.
I carefully managed the communication between the interested parties, using the competing interest to encourage the preferred buyers to make a decision and demonstrate their commitment.
The strategy was ultimately focused on converting genuine interest into certainty, rather than simply chasing a higher verbal offer.
By maintaining momentum from the first inspection on Saturday, through the second inspection, contract issue on Sunday and ongoing negotiations during the week, I was able to keep the successful buyers engaged and progressing.
The buyers were ultimately brought into a position where they were prepared to exchange contracts unconditionally today, providing the vendors with certainty.
The campaign demonstrates the importance of strong follow-up, understanding buyer motivation, creating appropriate urgency, managing competing parties and maintaining the vendor relationship throughout the negotiation process.
Rather than allowing the campaign to become dependent on the number of inspections alone, the focus was on identifying the strongest buyer, building their confidence in the property and actively managing them through to exchange.
The result was a successful sale achieved through proactive negotiation, consistent buyer engagement and careful management of competing interest, while keeping the vendors informed and confident throughout the process.
