David’s long-standing relationship with the vendor and strong track record in the area were central to securing him the listing of the character home that offered plenty of further potential. He comments, “This was a particularly appealing, light-filled residence with lots of possibility and charm. To get it looking its best for sale we had the home styled, painted and landscaped with some minor repairs undertaken.
Strategies we employed in this campaign
“One hurdle we had to navigate was the fact that larger and renovated properties were being marketed with a lower price guide. To deal with this we advised our client to extend the campaign to give us more time to find the right buyer – someone who’d really fall in love with the home. We also had to contend with the unfortunate scenario that building costs were high and rising, meaning there wasn’t a lot of appetite for properties needing renovation.
“Fortunately, we had a really clear picture of the scope of works that would transform the property and were able to convey this knowledge to purchasers so they could envisage the full potential of what the home could be. This insight helped us in finding the perfect buyer and we ultimately sold the home prior to auction on 26th October 2022 for $2.35m, after initial feedback came in around $2m-$2.1m.”
