Jono comments, “The owner was a developer that we had an ongoing relationship with and he entrusted us with the sale thanks to our intimate area knowledge. We initially launched an auction campaign prior to Christmas however the interest just wasn’t there so we removed the property and relisted it for sale via negotiation in the new year. Essentially we conducted two campaigns!
“This was a pretty special property and we knew it would have broad appeal with buyers across Sydney, not just locally, so we made it a priority to carefully guide our out-of-area buyers with constant communication. We showed the property after hours and were really flexible with access to ensure all buyers had ample viewing opportunity.
“We did have one potential buyer during the auction campaign however they ended up purchasing something else. Another interested party was offering below what the vendor wanted. In the new year, a purchaser came through in the first week however they were waiting to sell their home before moving forward with an offer. Fortunately, they managed to sell! While the property spent 105 days on the market, our strategic move to pull the auction and relist it paid off, with the home eventually selling on 18 February 2022 for $3.2m, a price that the vendor was pleased with given the cooling market conditions at the time.”
