After 20 Avian Crescent, Lane Cove North failed to sell last year with another agent, Debbie Jepson and Tristan Pickering brought their considerable local expertise to the sale, stepping up to address a variety of crucial issues and achieving a remarkable result. Set in a coveted bushland avenue with sweeping Lane Cove National Park views, the 1950s residence had undergone a stunning architecturally designed transformation.

Debbie comments, “The vendor failed to sell last year as he had no Occupational Certificate. I happened to know him from buying and selling with him in the past and got in touch. I conveyed that he’d been given incorrect advice and should never have gone to market and that I could assist in getting the OC. Sadly the private certifier missed the critical inspections and we couldn’t get an OC so we went back to council and they said we could only get a Building Information Certificate. There were numerous items identified that we either got the certificates for or had the work quoted for, completed then certified.
We then went to market, employing a campaign that relied on a powerful digital presence supported by DL cards to further engage with local buyers. A total of 70 groups inspected the property, with 10 contracts issued.
This year we guided $3.3m and after an initial offer of $3.4m we told the buyers that the owners would be interested in selling in the $3.5m range. After successfully receiving an offer of $3.55m, a bidding war began, and after 10 bids, the property was sold for an impressive $3.8m, much to the vendor’s delight, selling the property prior to auction on 13 April 2022.”
