The campaign for 16 Hillcrest Avenue required careful execution, patience, and a willingness to adjust as market conditions changed.
Pre-market inspections were well received, generating strong interest from buyers early. However, following the announcement of new tax reforms, market confidence dipped and the campaign began to lose momentum. Rather than continue with the original timeline, we made the strategic decision to push the auction date back by several weeks, giving buyers more time to engage with the property. The adjustment proved effective, with two bidders active at auction.
The property passed in, and a post-auction offer of $4.1 million was received that evening. We were not prepared to recommend selling at that level, so we continued working with the market.
Over the following week, two additional buyers became interested, creating competition between three active parties. The property ultimately sold for $4.4 million, the highest price achieved in Ashfield this year and $300,000 above the initial post-auction offer.
The result demonstrated the value of remaining flexible and maintaining confidence in the property, allowing us to continue the campaign beyond auction night and secure an excellent offer for our vendors.
