The property was initially introduced to the buyer approximately one month ago, while the property was still under construction.

From the outset, I identified an opportunity to engage the buyer early rather than wait until the property was fully completed and launched to the broader market.

I had detailed discussions with the buyer around the opportunity to purchase the property prior to completion, including the benefits of securing the property before it was publicly marketed and the potential risk of competing against other buyers once the campaign commenced.

To give the buyer confidence in the purchase despite the property being unfinished, I provided them with the full schedule of finishes and kept them closely informed of the construction and completion process.

I arranged for the buyer to attend the property on a weekly basis so they could physically inspect the progress of the renovation and gain confidence in the quality and direction of the works.

This regular communication and access helped build trust and allowed the buyer to understand exactly what the finished property would offer, rather than relying solely on plans, specifications or photographs.

Throughout the process, I maintained a strong vendor relationship and kept the vendor informed of the buyer's level of interest, while carefully managing expectations around value and the potential timing of a sale.

As the property moved closer to completion, the buyer became increasingly comfortable with the opportunity and the quality of the finished product.

With the property approximately three weeks from completion, the buyer indicated they were prepared to proceed and secure the property rather than wait for the property to officially come to market.

The buyer ultimately agreed to purchase towards the upper end of my initial estimated selling range, largely driven by their desire to secure the property before the broader market was given the opportunity to compete.

The strategy effectively created competition before the formal campaign commenced, allowing the vendor to achieve a strong result while avoiding the uncertainty and additional time associated with taking the property fully to market.

A key factor in the success of the campaign was early buyer engagement, consistent communication and creating confidence in the end product, despite the property not yet being completed.

The result was particularly pleasing when compared with the market evidence. A comparable new-build property sold next door for approximately $10,000 more in February, making this result especially strong given this property was a renovation rather than a brand-new build.

The vendor was extremely happy with the outcome, particularly given the sale was achieved before completion and prior to launching the property to the wider market.

Overall, it was a great example of the benefit of identifying and nurturing the right buyer early, maintaining close communication between all parties and using the pre-market period strategically to secure a strong result for the vendor.
