Debbie comments, “I met the vendor 12 years ago and had kept in contact over the years. It was this history and trust that saw him turn to me when he decided to sell the much-cherished home he’d held for 55 years. As you can imagine it was a sale that had to be handled sensitively.

 

Strategies we employed in this campaign

“The market at the time was cooling and buyer demand could be described as moderate but strong enough that we recommended an auction campaign to leverage competition among potential purchasers eager to secure a home they could put their own stamp on. Given the conditions it was vitally important to be really strategic with our marketing, manage our vendor’s expectations and provide a genuine, realistic price guide to get the right buyers through the door. The price reflected that fact that the Lane Cove Tunnel lay just to the right of the home and Epping Road was just 25m away.

“When strong offers came in prior to auction we carefully managed an open, transparent bidding war, with the property ultimately selling on 14 September 2022 after 20 days on the market and 18 contracts issued. The result of $2.19m was really well received by our vendor who was extremely happy with the experience.”
