The vendor was an existing client who had originally purchased the property through me, so I already had an established relationship with them and a good understanding of their circumstances and expectations.

When we began discussing the sale, we had a detailed conversation around the recommended pre-sale works, presentation and the strategy required to achieve the best possible result.

As we worked through the process, I could see the vendor was becoming increasingly stressed by the amount of work involved in preparing the property for sale and the prospect of undertaking a traditional campaign.

Rather than simply proceeding with the original plan, I took a step back and reassessed the strategy based on what was most important to the vendor.

I spoke with a number of buyer's agents and introduced the property to selected buyers in its existing condition, allowing us to test the market without committing the vendor to the cost and disruption of the proposed pre-sale works.

The focus was on finding buyers who could see the property's potential and were prepared to make an offer based on the property as it stood.

This approach generated genuine interest and ultimately resulted in a buyer who was prepared to meet a price the vendor was comfortable accepting.

By taking this approach, the vendor avoided the expense of completing the recommended pre-sale works, as well as the time, disruption and stress associated with preparing the property for a full campaign.

I managed the negotiations closely and kept the vendor informed throughout the process, ensuring they were comfortable with the proposed outcome before proceeding.

The property was successfully sold at a price the vendor was happy with, without the need to undertake the works we had originally discussed.

I believe the success of the sale came down to understanding the vendor's individual circumstances and being prepared to adapt the strategy rather than simply following a traditional sales process.

Having an established relationship with the vendor, combined with strong relationships with buyer's agents and qualified buyers, allowed us to create an alternative pathway to sale.

The final outcome was a very positive one for the vendor. They achieved a price they were happy with while saving the cost of the pre-sale works and avoiding much of the stress and disruption associated with a traditional campaign.
