The background

When Danny Cobden and Samantha Elvy sold 101 Louisa Road, Birchgrove under the hammer in June 2022, the sale highlighted the enduring appeal of high-end blue-chip property despite the cooling market conditions. Located on arguably the peninsula’s most desirable street, the luxurious waterfront residence came with its own jetty and pool, making it a rare offering for buyers looking in the upper echelons of the local market.

Having previously sold the property to the vendors three years earlier, Danny and Sam had maintained a strong relationship with them and were delighted when they called upon them when they decided to put the home on the market.

Strategies we employed in this campaign

Danny comments, “As soon as the listing became available we informed all of the best buyers known to us. Careful buyer management is always crucial with a property of this calibre and we were sure to keep potential purchasers engaged and accurately informed as to where the interest was sitting. Despite the changing market conditions interest was reasonably strong. However, it should be noted that all registered bidders were parties well known to us through previous dealings, so a high degree of trust and credibility existed. There is no doubt that the strength of these relationships and our persuasive conviction led to both the ultimate buyer and direct underbidder attending and participating in the auction.

“When it came to our vendors, we were sure to keep them fully informed of the changing market. We reported all buyer feedback through both verbal and written communication so that they felt completely comfortable with the progression of the campaign.

“In the end we had six contracts issued and the property sold at auction for a sum approaching $10m, a result that the clients were delighted with in a declining market characterised by uncertainty, high inflation and rising interest rates.”
