The benefits of nurturing long-term client relationships and careful buyer management were clearly evident in Samantha Elvy and Danny Cobden’s auction sale of 10/9 Nicholson Street, Balmain East on 18 August 2022. Capturing magical harbour views to Barangaroo, the perfectly presented three-bedroom harbourside apartment offered a number of drawcards including parking with lift access, dual balconies, gorgeous communal gardens with a pool and a revamped hotel-liked foyer.

Strategies we employed in this campaign

Sam comments, “The vendor was a long-term client that we’d had previous dealings with so there was an established level of trust there. As she was overseas during the campaign, she relied on us to stay in close contact and provide timely feedback regarding buyer interest, which put her mind at ease.

“Given the obvious appeal of the property, buyer demand was reasonable yet we had to contend with a cooling market. To navigate this we strategically targeted an exhaustive list of buyers who had shown interest in similar properties that we had previously sold, and also kept in touch with local buyers agents. In the end we had four contracts issued on the property by the time we went to auction.

“The clients were delighted with the feedback and guidance we provided throughout the campaign and were thrilled with the solid result, with the home fetching $2.52m under the hammer.”
