148 Livingstone Road, Marrickville is a home years in the making, where classic architecture met contemporary precision and every material had been chosen without compromise. When the vendors invited Santos Sulfaro and Alex Mastoris to guide the sale, the brief wasn’t just to achieve a price, but to create a campaign worthy of the residence.

From the outset, the approach stepped outside the usual playbook. Rather than relying solely on traditional real estate channels, the team collaborated with the designers and manufacturers behind the build, inviting them to share the story with their own audiences. High-end video, tailored social content and early previews through the CobdenHayson database of 276,000+ contacts ensured the right buyers were engaged long before the first public inspection.

“In my experience across the Inner West, this home was a true standout”

Santos explains.

“Quality, light, execution - everything was elevated. Our responsibility was to make sure the campaign reflected that same level of care.”

The response was immediate. Private walkthroughs revealed something agents can’t manufacture - genuine emotional connection. Buyers described it as the finest home ever offered in the local market, and momentum built quickly.

Reading that momentum is where experience matters. Move too early and you risk leaving interest on the table; wait too long and energy fades. After just eight days, Santos and Alex advised the vendors to act. Negotiations commenced and within ten days of launch the property was sold.

The result - $6,000,000 - set a new suburb record, and surpassed the previous benchmark by $1.1m.

For Marrickville, it was a landmark moment. CH has now sold two of the top five sales ever recorded in the suburb, reflecting a market that has matured beyond its “up-and-coming” label into one of Sydney’s most dynamic and sought-after communities.

For the vendors, it was confirmation that craftsmanship, patience and the right strategy still matter.

And for Santos and Alex, it has led to their nomination as REB Sale of the Year Finalists - recognition not only of a number achieved, but of a campaign executed with intent.

Awards celebrate outcomes, but this story is really about people: clients who trusted the process, buyers who recognised quality, and a team determined to honour both.

Good people, doing good things, together.
