October rental market: steady demand, rising expectations

Sydney's rental market continues to move at a steady pace, with new tenants being secured relatively quickly, although we're certainly not seeing the queues of prospective tenants that characterised previous years.

There's a degree of price sensitivity returning to the market. Rental increases are still being achieved, but in some cases they're modest, and it's becoming increasingly clear that we're once again testing the limits of affordability.

Tenants are making careful financial decisions, and while demand remains healthy, pricing a property correctly is essential to maintaining strong leasing momentum and minimising vacancy periods.

The end-of-year rental market

We're now entering one of the busier periods of the rental calendar, when people begin making decisions about what 2027 will look like.

Lifestyle, liveability, family circumstances, financial commitments and personal happiness all come into sharper focus as the year draws to a close. These decisions create movement across the rental market, which is why we typically see another wave of activity through November and December.

And unlike the sales market, rentals never really sleep.

Higher expectations, greater service demands

One of the biggest changes we're witnessing is the growing complexity of tenancy management.

Across our portfolio, we're managing a higher level of tenant needs and expectations than at any point over the past three decades. Financial pressure is undoubtedly contributing to this, with tenants increasingly conscious of the value they're receiving and understandably expecting repairs, maintenance and general requests to be addressed quickly.

The volume and complexity of these requests place greater demands on property management teams, making responsiveness, communication and efficient systems more important than ever.

It's all in a day's work, but in this economic environment, staying on the front foot is essential.

Our team's performance

Across CobdenHayson, our property management team continues to deliver strong results, securing tenants quickly and maintaining shorter leasing periods than our competitors.

We've also experienced a significant surge in five-star client reviews, which is particularly pleasing given the increasingly demanding nature of property management.

The cohesion across our team is translating into faster response times, better communication and a more consistent experience for both landlords and tenants.

As we move towards 2027, rental affordability, tenant expectations and service delivery will remain central to how this market operates.

Demand is still there, but the market is becoming more discerning. For landlords, achieving a strong rental return remains important, but so does minimising vacancy, retaining quality tenants and ensuring properties are properly maintained.

It's a busy market, a demanding market, and one that continues to evolve.
