We turn the corner into autumn this week and listing numbers continue to build ahead of the Easter break. According to Cotality, Sydney listings are currently 9.7% above the five-year average and we’re feeling that on the ground, with buyer depth being tested more consistently across campaigns.
Price growth through February was recorded at 0%, and quarterly growth in Sydney sits at just 0.1%. Melbourne is showing a similar pattern. In contrast, Perth, Brisbane and Adelaide are recording stronger growth, though this is paired with materially lower levels of supply in those markets.
It is a timely reminder that supply and demand still governs outcomes. In Sydney, the increase in stock highlights the importance of price alignment. Sellers, particularly those currently on market, need to remain closely connected to real-time buyer feedback. Expectation management is becoming a defining factor in campaign success.
With only four Saturdays remaining until Easter, the next month will be active. Buyers are circling carefully, assessing value and waiting for the right property to match both lifestyle and budget.
Over the past week, we achieved several very strong results, including a number of campaigns that closed quickly. The baseline for success in this market is clear: impeccable presentation, disciplined pricing, early buyer identification and proactive engagement.
We are also seeing a continued trend where only 15–20% of scheduled auctions actually proceed to auction day. Many sellers are acting on early, credible interest rather than carrying campaigns through to the uncertainty of a public auction.
With price growth flat in recent months, the likelihood of highly competitive, runaway auctions has moderated. Strong sales are still occurring, but they are being executed with greater precision.
