With market conditions booming, more and more local properties are falling into what we call the ‘premium’ end of the market. Additionally, in February they achieved the highest apartment price for the year with the sale of another exclusive waterfront sanctuary at 4/36 Louisa Road, Birchgrove, which fetched almost $6.1m. This sale set a new benchmark in this prestigious building and Cobden & Hayson was also responsible for the last three sales at the address.

“Current conditions mean that we’re seeing plenty of cashed up buyers,” says Sam. Money is cheap and people have bigger budgets to play with – $4m is the new $3m. Empty nesters are playing a big role in driving our premium market, with plenty of buyers coming from Hunters Hill and the Upper North Shore who want to be in a lively area closer to the city.”
