WE’RE INFLUENCING PROPERTY VALUES & SETTING NEW BENCHMARKS.

It’s not just any agent who can deliver new price points and influence the way in which buyers engage in the purchase process. To reach a point where you’re re-setting price watermarks across a range of suburbs takes a finely tuned approach to real estate.

There is some truth to the saying that ‘anyone can sell a property in a strong market’, however do you want to settle for one who will get your property sold or one who delivers an outcome that all other property sales are then compared to?

Fundamental to our business and instrumental in our success is the holistic, all-encompassing approach we take to sales, enabling us to provide an overall better solution, experience, and results. We’ve always maintained a critical eye over the way we conduct business, looking for new and better ways and never accepting of the cookie cutter method. We deliver bespoke strategies for every client with clever marketing, very carefully managed buyer engagement and an extremely detailed knowledge of the market and current conditions. We’re also unwavering when it comes to upholding our values, building trust and guaranteeing complete transparency. By following this doctrine our team has delivered the area’s strongest results this year across a range of suburbs.

Matt Hayson and Rita Lopresti recently sold 2-4 Phoebe Street, Balmain prior to the expressions of interest closing date. It was the highest sale in Balmain this year and set a new non-waterfront record by well over $1m when it sold for an amount north of $8.7m, essentially recalibrating prestige non-waterfront values for the area.

Matt Hayson & Rita Lopresti also set the highest house price sale in Balmain East when they completed the transaction of the beautiful waterfront residence at 38 Nicholson Street, which traded over $7.3m

Mark Bowis then delivered Birchgrove’s highest price sale this year with the incredibly strong auction sale of 88 Louisa Road. Not only was this Birchgrove’s highest house price sale it was the peninsula’s strongest under the hammer sale ever recorded.

Stephanie Lees achieved the highest priced house sale in Rozelle this year and the highest price ever achieved for a Rozelle property without a car space when she sold 21-23 Merton Street under the hammer for a staggering $650,000 above the reserve.

Similarly, Ben Southwell achieved the highest priced house sale in Lilyfield this year and the highest price ever paid for a Lilyfield property without a car space when he sold 27 Paling Street through our database for $3.7m.

Ben Southwell continued the strong run of prestige sales to close the first quarter when he set a new suburb record with the auction sale of 54-56 Carlisle Street, Leichhardt. The former Salvation Army Hall attracted a wide array of buyers and secured the area’s highest under the hammer sale ever recorded with the sale price around $4.3m. This outstanding result has recalibrated the price watermark for the entire region.

Mia Fredrix accomplished the highest priced house sale in Drummoyne this year with her sale of 20 Thornley Street for $3.955m. “There was a lot of interest in this property from the start, eventually two buyers continued to fight until the end, and we managed to achieve a strong result for our client.” says Mia.

Finishing out the amazing run of results set by our team, Tim Wieland and Jack Hughes sold 2 Lenore Street, Russell Lea for around $3.5m being the highest priced house sale of the year.

Speaking with Director Matt Hayson he said “we’re acutely aware of what’s unfolding in the market as plenty of our competition seem content to take short cuts to sell property quickly. We don’t except this at all and our team is more focused than ever to over-perform in these dynamic conditions, delivering our clients the area’s premium outcomes and lifting asset values across the area in the process”.

Matt went onto say “our industry is filled with agents who are great at listing property, but they lack true selling skills, which is the most vital asset any vendor can rely on. Our team spends inordinate time on selling skills and our results this year say more than I can.”

As the first quarter of 2021 closes, C&H delivered the highest house price sales in Balmain, Balmain East, Birchgrove, Rozelle, Lilyfield, Leichhardt, Drummoyne, and Russell Lea.

We also re-set suburb records in Balmain, Birchgrove, Rozelle, Lilyfield, and Leichhardt
