COVID-19 BUYER FAQ

As always at Cobden & Hayson our priority is to support our valued clients and our community throughout challenging times. To help you understand the current state of play and make informed property decisions, we’ve put together a series of frequently asked questions for your benefit. 

Buying a property during stay at home orders:

If you’re considering purchasing a property, there is only a small twist to the process at the moment. Open homes and public auctions are not permitted but we’re still launching new properties online to meet your demands. We can continue to show properties but inspections are now conducted privately, which many customers actually prefer. If you would like to set up a private inspection, please do not hesitate to call our team.

Government policy is that you are permitted to view or inspect a property to lease or purchase it.

Can properties for sale and lease be inspected?

You bet they can be but in a more controlled environment with one agent and one person permitted in the property at one time. we’re more than happy to accommodate flexible inspections times and while the majority of us are working from home, why not come out and check a new potential home.

What are you doing to mitigate the risk of exposure during inspections?

Rest assured we conduct inspections with the utmost care when it comes to social distancing practices and hygiene.

We have put the following procedures in place:

– Maintaining healthy social distancing (at least 1.5m)

– Providing compulsory hand sanitiser upon entry

– Advising attendees to refrain from touching surfaces where possible

We also request buyers refrain from attending an inspection if they have:

– Tested positive to or have symptoms associated with Coronavirus

– Recently been in contact with someone diagnosed with Coronavirus

– Recently been overseas or agreed to any self-isolation conditions

Are there other ways to view a property other than physically attending an inspection?

Some of our property listings include state-of-the-art virtual tours in addition to professional photography, floorplans, video and detailed copy. The VT’s provide a really detailed, life-like room-by-room, floor-by-floor insight into the property’s layout, interiors and features. Most importantly, they help buyers to ascertain if they feel a personal inspection is warranted, thereby saving you time and helping you to refine your list of suitable properties.

How is the auction process affected?

We’ve been here before and already have digital online auction platform at hand. Even without a lockdown, we’ve been using the online platform to great success. You can easily register and watch online. Our feedback is that many customers actually prefer the anonymity of sitting at home to bid rather than being on public display at a normal weekend auction. 

Paper work is all digital

We already exchange contracts and agreements online, so this remains business as usual. If you’re lucky and holidaying in Queensland or down at the snow, no worries, a click signature and EFT funds is all it takes to purchase a home.
