During the first quarter of 2024 we proudly represented a host of the most spectacular properties that came to market. Number 106 Rowntree Street, Birchgrove sold for around $6m, 26 Gipps Street, Birchgrove sold for around $7.5m and 88 Glassop Street, Balmain sold for around $6.5m, attracting huge interest from a wide range of buyers, producing competitive offers and reinforcing demand for high-end real estate on the peninsula.

Director Danny Cobden, comments “We’re continuing to experience increased demand from buyers who acknowledge that they’re now spending more time at home than ever, be it streaming shows, working, calling in dinner or just relaxing.” Perhaps this is a hangover from the forgettable Covid years, however it seems to be embedded in us that our homes are so vital for providing an element of Zen and space to truly, live, work and play. As a result, interest in large homes with an ideal floorplan that can accommodate the modern lifestyle are high on the agenda and when such a property enters the market, it will align with a focused buyer pool.

 

We expect such conditions to remain well into the future, with local councils slow to approve common sense development applications and the heightened cost of building delaying many from moving ahead with renovations. There is a sound case in this current environment to purchase a property which is already renovated, even if it doesn’t entirely match a buyer’s ideal criteria. Everything works in cycles – it wasn’t that long ago that the differential for an unrenovated versus renovated home was minimal. Now we’re seeing a very clear gap in demand and a broader acknowledgment from the wider market that going through a renovation is about as challenging as we’ve ever seen. The beneficiaries of this shift in sentiment are those with renovated larger-scale homes, which is why we’re retesting historical price boundaries.
