For example, Ben Southwell and Marcus Hejtmanek recently sold 57 Albert Street, a beautiful four-bedroom Victorian home in one of Petersham’s top spots for $2.5m. Ben says, “From the outset we made recommendations on some upgrades and while this wasn’t an ideal scenario for the owners given their work arrangements, they listened to our advice and progressed accordingly. We initiated one week of off-market viewings which delivered six contract holders and a solid offer before the home was even opened to the wider public. The buyer came from our client database and had been previously looking in Drummoyne. Encouragingly, they commented on our style and honesty. Our direct, no-fluff approach instilled trust, so much so that they said they really enjoyed the purchasing experience, which is the feedback we just love to hear.”

20 Trafalgar Street, Annandale

The pair also sold a beautifully transformed Victorian Italianate home at 20 Trafalgar Street, Annandale for $1.77m. Ben says, “The property had a tricky floorplan so we really focused on its uniqueness as well as the opportunity for a second level addition. Hour-long open homes on Saturdays gave buyers plenty of time for a detailed inspection while adhering to social distancing requirements. We stayed firm on price and concentrated on the lifestyle aspect – an Italianate landmark like this is exceptionally rare. The ultimate buyers actually rented across the road so were well versed on the appeal of the area.

17 Edenholme Road, Russell Lea

Tim Wieland and Jack Hughes recently sold 17 Edenholme Road, Russell Lea, a grand five-bedroom period home on 761sqm. Tim says, “This sale was all about co-operation with the vendor and tenants. We had to manage COVID and private appointments in a way that worked for each party, which can be tricky with investment properties, however the co-operation was great. The vendor really took on our advice regarding presentation and making some changes to help find the right buyer. We started off-market then used carefully resourced data before launching on REA only, cautious of spending too much on marketing given the high interest in the property. It was about finding the best result without wasting time or money. We ultimately sold it for $2.86m after previously selling it for $2.815m in 2017, which was a great result in a challenging climate.

115 First Avenue, Five Dock

Tim and Jack also sold 115 First Avenue, Five Dock, a four-bedroom family home opposite Five Dock Park. Tim comments, “The vendors had been living in the property for 35+ years and it was time to sell and downsize. Our marketing on this well-known home generated particularly high interest. Open homes were busy and we scheduled plenty of private inspections to keep up with demand. Overcoming some large hurdles, we achieved a result that the vendor and purchaser were both happy with of $1.915m. We actually found it enjoyable to get deep into research for our buyers, who needed a lot of feedback and Jack and I were always happy and able to assist.”
