The first weekend of Spring auctions saw Cobden & Hayson with an impressive 100% clearance rate, with all our properties either selling under the hammer or prior to auction. We’re continuing to see solid buyer confidence and an eagerness to purchase across our market’s full price spectrum, with good attendances at open homes.

In a show of strength for the prestige sector, David Carrozza sold 9-11 Leichhardt Street, Glebe for around $4.15m prior to auction. David comments, “My team provided a really clear plan for the best way to present the home, assisting with some presale enhancements and co-ordinating trades. We knew exactly what needed to be done to emotionally connect with buyers while ensuring we didn’t over-capitalise. Our marketing proved to be extremely successful, with 17,110 online views, 301 email enquiries, 79 inspections and nine contracts issued. Our experience in the prestige market meant we were able to provide the buyer with confidence that they were securing a fantastic home in one of the best streets in Glebe. Given the current confidence in the market, if property is priced correctly from the start and engaging buyers immediately, great results and ample competition within a short timeframe are definitely achievable. David also sold an unrenovated character home on 513sqm at 251 Annandale Street, Annandale, with spirited bidding taking the price to around $3m. “We used our database to great effect for this sale by extracting offers and gaining a really good understanding of the market’s perception of the value of this unique home,” he says. “Through our local knowledge we were able to convey the advantages of the property to buyers, with an estimate of its value once renovated given its coveted North Annandale location.”

Justine Collins, who recently joined our Lane Cove office, is building on her great local reputation, selling 8/14 Gillies Street, Wollstonecraft for $120,000 above reserve. Justine comments, “We undertook some minor cosmetic works prior to marketing the property – new carpet in bedrooms, fresh paint throughout and full styling – to ensure it had instant appeal. We had 70 groups through however one week out from the auction we had strata issues that we had to disclose to all interested parties. This was challenging as we didn’t know if we could hang onto the buyers we had and if it was going to damage all the hard work we’d done. However, through some diplomatic buyer management we managed to put their minds at rest. In the end we had three registered bidders, with the ultimate buyer viewing the property five times before seeing the appeal and value in what was a really great apartment in the heart of Wollstonecraft.”
