COVID-19 has undoubtedly injected some caution into our market, however we’re still seeing plenty of strong results and successfully matching homes with purchasers, even though the buying pool has contracted somewhat.

Whatever the prevailing conditions may be, people will always have to buy and sell real estate for all of the usual reasons, whether it’s upgrading for an expanding family, downsizing for empty nesters, divorce, investing, moving interstate or overseas … the list goes on.

Tim Wieland and Jack Hughes from the C&H Drummoyne office recently sold a number of properties, including 56 Renwick Street, Drummoyne. It was actually COVID-19 and the uncertainty around where the market might be headed that motivated the vendor to sell the property rather than wait. She didn’t want to risk waiting any longer in case prices were further impacted, which is the big unknown at the moment. She advises other would-be vendors to consider selling off-market rather than auction, letting the agent pre-qualify buyers and negotiate the deal in private. The buyers of Park Avenue had been looking for 12 months on and off, were eager to stop renting, felt that this was the right home for them and saw that the market had cooled off a bit since prior to Christmas. The purchase was a long-term decision as they plan to live here with their kids for a good while. Their advice to buyers, “You have to love the location and the feel of the house. If it feels right, go for it!”

Alex Mastoris from our Annandale office recently sold 42 Arthur Street, Leichhardt for a vendor who was looking for a tree change and a single-level home with lush gardens. Vendor feedback was that Alex was informative and adaptable, keeping them informed every step of the way despite the changing market which was hard to gauge. They also advised others to buy and sell in the same market where possible. The eventual purchaser had previously sold and had been renting for almost 12 months. For them it wasn’t so much about the market timing, but rather that the property just felt like the right one. As they were upsizing to a home that they intend to live in long term, they felt it was an added bonus that this climate represented the best opportunity to do so.
