Matthew Hayson and Jack Tinworth recently sold 86 Curtis Road, Balmain prior to auction in a sale that highlights the benefits of forging strong relationships with both vendors and buyers. Sixty groups inspected the landmark c1903 property and 12 contracts were issued.

Matt Hayson comments, “We’d been in touch with the vendors for a number of years, providing market updates and valuable pieces of information to help with their future planning. We knew our clients required a great deal of care and attention when it came to bringing their home to market and we specifically focused on making the move-out to sell process as easy as possible. Essentially, the vendors vacated the property and left everything in our control, entrusting us to prepare the home to maximise the sale price while working within a budget. This is something we specialise in, with an intimate understanding of the key buyer demographics and how we match the presentation to best appeal to the right buyer pool. “This particular property is an iconic four-bedroom Balmain terrace on a 257sqm corner block with prized double parking and fantastic scope to add value through a more extensive renovation. The market when it sold was strong and we had a chance to secure a premium for the vendors as long as we followed a seamless process.

“We were given a budget to make a number of improvements and with this we were essentially able to complete a full makeover. This included furniture staging, floor sanding, painting throughout, landscaping, repairs to faulty electrics, rebuilding a retaining wall, pressure washing all hard surfaces, a cosmetic kitchen update and replacing the carpet on the second level.

“While we’d suggested an auction campaign for the sale, we had well above normal interest following the soft launch to our qualified database and first ‘live’ weekend on the market. Part of our service is to carefully read the play for our clients and know when the appropriate time is to engage buyers. Sometimes this is at auction though in this case we knew that the first days of viewings had created the ideal emotional cauldron to commence accepting bids on the property. As a result, we pivoted to private negotiations after just five days of showing the property on the open market. This strategy resulted in eight buyers making bids, with the property ultimately selling after just seven days on the market for just above $4m due to the intense interest, which was more than $1m above our initial price indication. All of the key buyers were well known to us as we’d met them at other recent inspections and we also picked up some fresh faces from our social media and online activity.

“To help the vendor navigate the sale we made sure that there was clear communication and reassurance around how we were managing every step of the process. This commenced right from the renovations that we oversaw, assuring the vendors that we only work with reliable trades, right through to the tailored marketing and regular updates on buyer feedback. As we entered into the bidding process we had already established such a high level of trust with our clients that they allowed us to run the process and come back to them when we’d exhausted all bids.
