Mia Fredrix recently sold a stylish three-bedroom semi at 42 Westbourne Street, Drummoyne in a successful sale that highlights the power of the off-market transaction and the strength of the C&H database. The split-level home had been completely renovated, with generous proportions and a large backyard which was of great appeal to families.

The owners had considered two other local agents yet chose Mia for her upfront, honest approach to pricing and her strong recent comparable sales. The owners were keen to sell off-market,” says Mia. “They had two young children and pets so preparing for open homes was overwhelming for them. Fortunately, having sold two semis in the area in the previous couple of months, our database was filled with likeminded buyers who had missed out. The market was hot, with houses particularly going well over reserve and advertised price guides, leaving buyers frustrated.

“We were forthright about the current market conditions, although with the owners actively looking for a property themselves, they were already very aware of the climate. Being on the other side of it simultaneously, they also understood the back and forth of negotiations and buyer feedback. We made it clear where the limits were for buyers, which prepared the owners for a strong yet realistic price. By keeping our buyers up-to-date with frequent communication, they also knew they were getting transparent information.

“We had a full marketing campaign produced just in case our database contacts weren’t interested, with the owners happy for us to trial an off-market campaign for two weeks to see if we had the right buyer before launching to market – and we did! The owners were over the moon when we were able to achieve that off our database alone.”
