Jono says, “This was an interesting location for a residential property, right in the heart of the village, with a B2 zoning that also lent it to commercial use. I had an ongoing relationship with the vendor, having sold its neighbouring twin home just a month prior, and they trusted me when I suggested putting it up for sale via negotiation. We had the advantage of being able to use the neighbouring property, for which we had achieved a great result, as a directly comparable price guide.

“We had a few people interested and made sure that we were flexible with the access to keep things easy for them, making ourselves available for after-hours appointments. Throughout the campaign we relied heavily on our market knowledge and buyer understanding, being sure to provide detailed feedback to our vendor to ensure they knew exactly where they stood given the conditions at the time.

“We actually received an offer on the spot from one of our viewers and negotiated from there, selling the property on 17 March 2022 for $3.15m. This was just $50,000 less than the neighbouring property in a declining market, which was a solid result.”
