Ben’s detailed understanding of the building code was instrumental in ensuring buyers were fully informed and had peace of mind around some challenges relating to the property, with the architecturally designed new build ultimately selling prior to auction.

Ben comments, “Because we’ve sold more homes in this sector of the market (north of $3.5m) than any of our competitors, our knowledge was unmatched and these clients really felt like they could trust, particularly as they wanted to avoid any surprises along the way. Importantly, we had a thorough knowledge of every recent comparable sale and each buyer in this core category. And fortunately, from plenty of past experience, I had a really comprehensive understanding of the building code, which played a huge part in pushing this deal through as the property was built under an owner-builders set up and there was no home owners warranty available even through it was a new build.

“Despite a couple of other hurdles which included public housing looking into the rear yard and a Sydney Water main under the home, this was a really impressive family residence and interest was strong. All metrics regarding enquiries, online views and foot traffic were up at the same level we experienced at the peak of the market in October 2021. To leverage this competition we opted for an auction campaign.

“The ultimate buyer was well known to us and we had built a level of rapport and trust with them over the years. When they put in a strong offer before auction we needed to provide our client with plenty of strategic guidance around selling prior or running the campaign to completion. Given the strength of the offer, the property ended up selling prior for $3.5m on 21 July 2022 after 26 days on market and nine contracts issued.”
