At the start of September Matt Hayson and Rita Lopresti took to market 11a Spring Street, Birchgrove, a masterfully reinvented family home by Mort Bay with dazzling city views. They were engaged to sell the property thanks to a 20-year relationship with the vendors built on trust, transparency and care.

The pair began with an off-market strategy to test the waters with database buyers, which provided confidence that people were excited about the opportunity, before taking the property to the broader market with an auction campaign after they’d established interest.

Accordingly, we tapped into our database and long history with more passive buyers who we felt may have been waiting for such a unique property to become available, spending considerable time on the phone discussing their needs.

“The enquiry levels were significant given the calibre of the property and it was local engagement that delivered the real tangible success. Locals can be pretty ferocious when it comes to maintaining their already established lifestyle and they’re aware that such offerings don’t come along often. We deeply understood the property’s best assets and the need to elevate these when speaking with qualified buyers, so we focused on spending time with each potential purchaser to explain in detail a number of the rare features the home offered.
