I would just like to express my gratitude to Mario Carbone who has been my contact at Cobden and Hayson for six years.  During that time, Mario has been lovely to deal with and has handled my often high-maintenance requests and questions with the upmost courtesy.

I appreciate that Mario always responded to my emails without delay and answered all my questions and requests promptly.  He was also excellent at liaising with our tenants quickly to ensure that work could be completed in short turn around times.  Being a middle-man is a hard job but he always made it look very easy.

I also really appreciated that when we returned back to our property, that had been rented out for such a long time, he ensured that it was cleaned really well.  He understood that it made a difference, when moving back into your place, that you did not have to do extra cleaning.  Mario really went the extra mile with small details in cleaning – even personally checking to see if it was up to standard and then asking the tenants to return to fix some oversights.  These things really make the difference in personal service.  In addition Mario arranged a lovely welcome pack on our arrival.

In the big scheme of things, Mario was excellent in choosing the right tenants – testament to this fact is that we had two tenants in six years and our property was never vacant.

I would not hesitate in contacting Mario should we rent out our property again.

Frankly, we found it hard to make a decision as to which agency to appoint, but looking back on it we are absolutely convinced that you, Callum and Belinda were the right choice. There are three primary reasons for this

As founders of Cobden and Hayson, we thought you would let you know of our experience with your agency in recent times.
 
My partner Sarah and I have met many of your sales team over the 18 month period we have been looking to secure a property in Balmain. We have also met many of the other agents on the peninsula and the difference in experience is nothing short of staggering.
 
Homes presented by the C&H team were always well presented, staff always courteous, names taken, smiles given, follow up calls made without fail and our faces, if not our names recognised by the majority of your staff. Your people took the time to get to know what we were looking for and would proactively contact us if something was coming up that would be of interest, even with other agents. They would even check in occasionally to see how we were going on our search.
 
This is in stark contrast with other agents who looked blankly at us, even if we had met them several times, never returned phonecalls, presented properties as if someone just left and forgot to tidy up or on the other extreme, followed us around incessantly pointing out every “feature” of the property.
 
Your Eyeon report service, early alerts of new properties and open for inspection times, insightful weekly emails, informative handouts and general eye for detail made your agency shine every time. I just wish that you were operating on the lower north shore as I wish I had the same level of service from our current agents, who are selling my home and not doing a great job of it.
 
Two of your sales staff deserve special mention, Andrew Liddell and Melinda Antella went above and beyond what could ever be expected in terms of customer service and were in contact with us on a weekly basis, were professional, responsive, hard working and focussed on finding us a property that would meet our needs.
 
The only disappointment is that we did not eventually purchase through C&H, after missing out at auction on 51 Roseberry St, we exchanged this week on 38 Roseberry St with an out of town agent, we have no doubt that C&H would have secured a higher price for the property.
 
Your agency reminds us of the saying that ”perfection is lots of little things done well”. You should be proud of the business you have built and the market dominance that you have achieved is very well deserved. We know who we will be turning to when we wish to sell.

As founders of Cobden and Hayson, we thought you would let you know of our experience with your agency in recent times.
 
My partner Sarah and I have met many of your sales team over the 18 month period we have been looking to secure a property in Balmain. We have also met many of the other agents on the peninsula and the difference in experience is nothing short of staggering.
 
Homes presented by the C&H team were always well presented, staff always courteous, names taken, smiles given, follow up calls made without fail and our faces, if not our names recognised by the majority of your staff. Your people took the time to get to know what we were looking for and would proactively contact us if something was coming up that would be of interest, even with other agents. They would even check in occasionally to see how we were going on our search.
 
This is in stark contrast with other agents who looked blankly at us, even if we had met them several times, never returned phonecalls, presented properties as if someone just left and forgot to tidy up or on the other extreme, followed us around incessantly pointing out every “feature” of the property.
 
Your Eyeon report service, early alerts of new properties and open for inspection times, insightful weekly emails, informative handouts and general eye for detail made your agency shine every time. I just wish that you were operating on the lower north shore as I wish I had the same level of service from our current agents, who are selling my home and not doing a great job of it.
 
Two of your sales staff deserve special mention, Andrew Liddell and Melinda Antella went above and beyond what could ever be expected in terms of customer service and were in contact with us on a weekly basis, were professional, responsive, hard working and focussed on finding us a property that would meet our needs.
 
The only disappointment is that we did not eventually purchase through C&H, after missing out at auction on 51 Roseberry St, we exchanged this week on 38 Roseberry St with an out of town agent, we have no doubt that C&H would have secured a higher price for the property.
 
Your agency reminds us of the saying that ”perfection is lots of little things done well”. You should be proud of the business you have built and the market dominance that you have achieved is very well deserved. We know who we will be turning to when we wish to sell.

We were with Cobden & Hayson for a year at 15 Roseberry Street, Balmain – until the owner decided to unexpectedly sell.  Our intention was to stay with Cobden & Haysom in another property, as our experience with Mario Carbone has been exemplary.  Mario's hands on, rapid response and open communication style was one of a kind and we sincerely enjoyed our time under his watch.

Just wanted to send you a quick email to say how impressed I have been with the property management of Cobden & Hayson, in particular Mel Provvidente.   Prior to using C&H I used another real estate office and I cannot tell you how bad they were at managing my property, even letting it to a tenant with a pet, against the bylaws of the strata and without my permission. They lost many documents and caused me much $ and stress with miss management.
 
As I brought the property over to Mel, I explained that all I wanted was for the property management to manage my property as contracted and as required for the monthly fees.  I expected them to take the stress away from me in managing my investment property. Mel has certainly achieved this, having an excellent tenant, but a demanding one, Mel was able to manage the daily running of the property and only involving me as required.  It has been smooth sailing…..what a relief.
 
Now I have sold my property Mel and the sales team have done a great job of managing my tenant throughout the selling process, to ensure minimal disruption to her and good coordination of access and any issues.
 
I would definitely recommend C&H and especially Mel in managing anyone’s property in the future, the difference in experience and service is amazing.

Just wanted to say a heartfelt thank you for all you support and goodwill while we were tenants of 102 Terry St. Rozelle. As today is our last day, I thought it was appropriate to give some positive feedback.

I have to say that in all our 10 years of renting, to be frank, we've never had an agency that cared about their tenants. We've always just felt like an annoyance to most of them.

For the entire period of the campaign we were based overseas, so the successful sale can be attributed fairly and squarely to the terrific work of our real estate agent Peter Gordon. Accuracy of market valuation
Peter provided us with a written valuation that gave us a very clear idea of the optimum price range to achieve quick sale. This meant that from the outset we had realistic expectations and were well-placed to accept an offer early in the campaign, resulting in exchange of contracts prior to auction. It also meant that we were able to make accurate forecasts about our own financial position/buying-capacity post-sale.
 
Duration and quality of campaign
Peter provided us with several alternatives geared to different budgets and/but also offered useful advice as to which option would best suit our property in the prevailing market conditions. Consequently, we were able to adopt the most appropriate marketing strategy, leading to sale of the property within two weeks of it being placed on the market.
 
Negotiation and conclusion of sale
Peter’s negotiation skills are highly sophisticated. He remains calm, he listens well and strives to achieve positive outcomes for all parties. When small obstacles arose, he was able to resolve these quickly and to everyone’s satisfaction, often by taking it upon himself to perform last minute checks, make calls, verify outstanding details, and propose alternative arrangements. I first came to meet Melinda as a frustrated buyer looking for a property in Balmain. Sick of being 'stuffed' around by agents and frustrated by their game playing and underquoting, Melinda was a refreshing change with her honest and straightforward approach. I cannot fault her. She achieved a 'dream' price in only 10 days of marketing the property and I believe this was due to the relationship she had with the buyers and the clever negotiating strategy she employed. Not only did she achieve a great result, but her service was outstanding - she kept in daily contact, returned calls immediately and nothing was ever too much trouble. I should add that we were not the easiest vendors - being a divorce situation - and Melinda handled us both superbly! When I decided to sell 48 Foucart Street, Rozelle, I spent an awful lot of time looking for an agency that used a strategy that I thought would give me a fair result without an excess outlay on marketing expenses. (This is what I had learnt selling three previous properties).

As you know, I have been tracking the trends in the real estate market in our area for the last couple of years. I had read a number of books about the ‘art of selling’ real estate including Neil Jenman’s. Cobden & Hayson really caught my attention a couple of years ago, when you began advertising properties as “For Sale” and more importantly, actually dared to put a sale price against that property. This was unusual and a real point of difference as the trend in our area was for everything to go for Auction. You acknowledge that there is only a very specific target group for each property, and therefore the scattergun approach doesn’t yield results. I also liked that C&H had a database of clients and were able to match my property to those who were looking for my type of property. I also liked the use of the database as it meant I wasn’t getting hordes of idle onlookers coming thru my home, which in some ways protected my privacy and security. I liked that we did a couple of viewings to your exclusive database in order to test our pricing.

Finally, I am really happy with the system of private treaty sale because once I had crunched my numbers and decided how much I wanted for the property (and was realistic), I set you the task of getting that. We were both very clear about what I wanted you to achieve and by-jingo that’s what you did. It also meant that it reduced the number of times I had to have the house meticulously prepared for the open for inspection. This method meant that I was able to tightly control my advertising and marketing costs. On previous occasions I have had these costs blow out by thousands without the required return on investment.

Testimony to this strategy working well was that it really took just over 2 days between showing the property to the market for the first time and me having 4 written offers, well above the price anticipated. The rest as they say is history. It was the most painless and cost effective house sale I have ever been through.

To whom it may concern; We recently had the good fortune to buy a house and then sell our own terrace through Cobden and Hayson, all within 2 weeks. Whilst they had only recently re-branded from Raine and Horne Balmain, their great reputation was quickly spreading throughout the Inner West at the time our transactions occurred. As a buyer, I was impressed with their honesty, integrity and customer service. They displayed a strong focus on getting the best deal for their client, whilst also understanding our circumstances and limitations as buyers. We were always kept updated as to where things were at, and felt very comfortable throughout the process. We purchased our new house a week after the first open house. As a subsequent seller of our own terrace, what stood out is the different approach that Cobden and Hayson took.
